Regent Senior Living

The 81-acre development, Legacy Village at Maplewood, is located south of Highway 694 and immediately west of Maplewood Mall in the southeastern portion of the City of Maplewood, Minnesota. The site is immediately adjacent to St. Johns Hospital and a wetland and park preserve, located directly south of the development. Maplewood is a first-tier suburb of St. Paul, Minnesota located in Ramsey County.

At The Regent at Maplewood, residents will have the option to remain in the same apartment home regardless of the assisted living services needed or utilized. With a wide range of services available and specifically catered to every individual; independent living, assisted living and memory care, the needs of residents will consistently be met.

 

The Regent at Maplewood’s unique concept of “aging in place” will allow residents to truly have a sense of home free from worry of any changing health status that may require additional services. If a resident’s health should change, assisted living services, as needed will be delivered directly to that resident’s home or provided within the facility.

Independent Living

The senior independent living option is specifically designed for independent senior adults who want to enjoy a lifestyle filled with recreational, educational and social activities with other community residents. This option will allow residents at the Regent to live independently while enjoying the security, service and convenience of community living.

Hartford Group, Inc. believes that initial lease up of the Regent will take place primarily by individuals seeking independent living situations with the option to utilize available services upon request. The Regent at Maplewood Independent Living units will include but not be limited to:

The Assisted Living option at The Regent at Maplewood will provide a special combination of residential housing, standard personalized supportive services and ongoing healthcare. Regent Assisted Living is designed to meet the individual needs of those requiring assistance with the activities of daily living, but do not need the same level of comprehensive and intensive medical care provided in a traditional nursing home.

Regent at Maplewood Assisted Living options will provide residents with the care of a well trained staff, 365 days a year. Services provided will be “a la carte” allowing residents to select only those services needed. Many services will be provided in individual residences, which include a convenient kitchen and 24-hour emergency call system. Regent at Maplewood Assisted Living units will include but not be limited to:

Respite Care / Memory Care

Still in the conceptual stage of development, facilities at The Regent at Maplewood will include either respite or memory care areas within the building, dedicated solely to such uses. Respite living options will allow residents a place to stay or recover following a hospital stay or short-term medical need. Again, both concepts will be designed with the idea of maximizing independence for residents. This type of living at the Regent will offer care that fosters residents’ individual skills and interest in an environment that helps to diminish confusion and anxiety. Regent at Maplewood Memory Care and Respite Living may include but not be limited to:
 

• Apartments with a residential atmosphere
• An environment providing freedom of movement for residents
• Visual cues to orient residents to their surroundings
• Enclosed courtyard

Directly adjacent to the site is the newest Ramsey County Library with a coffee shop as well as Legacy Village Park, a 9-acre outdoor Sculpture Park. The park features a pergola, seating, boardwalk bridge, walking trails, enhanced wetlands, and landscaping. Site and area amenities also include:

Project Construction and Unit Mix

The Regent at Apple Valley will consists of 132 units located on approximately 2.45 acres within the Legacy Village master development. Pursuant to the recommendations of Health Dimensions, who completed the market feasibility study, unit mix consists of approximately 69% two bedroom units and 31% one bedroom units. Units will range in size from 692 to 1,150 square feet. The unit plans are now being refined.

The total gross building area will encompass approximately 215,000 square feet with 46,000 and 52,000 square feet of that space dedicated to common areas and underground parking. Underground parking will be available for residents for an additional fee. The Regent at Apple Valley has been conceptually based on Hartford Group, Inc.’s previous senior housing developments. The Regent at Apple Valley will be constructed as a four-story, wood-framed building. Project materials will include a mix of hardy board siding with a simulated stucco appearance, brick and stone.
